Riot Platforms has signed a 20-year data center lease with Anthropic, covering 191 megawatts of critical IT capacity at its Rockdale, Texas campus. The deal could bring in as much as $16.1 billion in total revenue if all extension options are exercised, though that number hinges on long-term execution, not immediate payouts.
The deal at a glance
The lease is tied to Anthropic, the AI research company, and gives it access to a slice of Riot's massive power infrastructure. Riot isn't walking away from Bitcoin mining — it's adding AI compute as a second revenue stream. The company has spent years building out power and data-center capacity at Rockdale, and this deal turns that infrastructure into a product for someone else.
That $16.1 billion figure is the ceiling, not the floor. It assumes Riot and Anthropic actually exercise the extension options and that both sides deliver on their end of the bargain. For now, the lease is signed, but the revenue is conditional.
Why miners are pivoting
Bitcoin miners have been repositioning themselves as power monetization platforms. The idea is simple: they control access to cheap electricity and industrial-scale data centers, and that's valuable beyond just hashing blocks. AI compute is one option. Grid services are another. Mining remains the base case, but the infrastructure can do more.
Riot's move fits that pattern. Instead of betting everything on Bitcoin's price, the company is renting out its capacity to a tenant with deep pockets and a different kind of demand. It's a hedge, and it's a big one.
This isn't a pivot away from mining. It's a diversification. Riot still runs its mining rigs, and the Rockdale campus will still hum with Bitcoin production. But now a chunk of that campus is dedicated to AI workloads, which means a steadier, contract-backed revenue stream that doesn't depend on the next halving or a price spike.
The timing works, too. Miners have spent the last couple of years fighting thinner margins and higher energy costs. A 20-year lease with a major AI lab gives Riot a predictable income line that investors can model. That's worth something even before the first dollar lands.
The catch
None of this is guaranteed. The $16.1 billion potential only materializes if the extension options are exercised, and that's a long way off. Execution risk is real — building out the capacity, keeping the power flowing, and making sure Anthropic actually needs the space for two decades.
For now, the lease is a statement of intent. Riot is betting that its power and data-center expertise is worth more than just mining. The next few years will show whether that bet pays off.
